The Overlook Lodge is designed for 6 people. There are 3 bedrooms with double beds and 3 bathrooms available for your use. It is possible to place an additional baby crib in the bedrooms. Upon request, we can provide 2 baby cribs and 2 high chairs. (Bedding/linens not included.)

The house is available to you from 3:00 PM on the day of arrival. Access to the Overlook Lodge is via the code previously sent to you. Here you will also receive the MeineCard, which is valid throughout your entire stay.

Check-out is by 11:00 AM. We ask that you leave the house “broom-clean.” Please ensure dishes and kitchen appliances are cleaned, trash cans are emptied, and any keys used are returned to the key box.

You will find a lockable bicycle garage for your bikes, including tools, a workbench, a bicycle repair stand, screws, valves, a compressor, and an air pump, as well as charging facilities for your e-bikes. There are also 2 bicycles in the garage available for our guests to use free of charge.

A gas grill is available at the Overlook Lodge. This includes grilling utensils and cleaning supplies (located inside the grill/BBQ).

Towels for all bathrooms, bed linens for the 3 bedrooms, and a basic set of hygiene items are provided for you. The house features a refrigerator, freezer, microwave, oven, washing machine, dryer, shoe dryer, whirlpool, and a full-spectrum infrared sauna.

Pets are not permitted at the Overlook Lodge.

The Overlook Lodge is equipped with a high-speed internet connection (1000/50 Mbit). This is available via Wi-Fi and LAN throughout the house and in all outdoor areas.

Children are most warmly welcome. We are happy to provide high chairs and baby cribs upon request. (Please note that bedding and linens for these are not provided; please bring your own.)

Free parking spaces, including a charging station for your electric car, are available on the Overlook Lodge property. Up to 3 cars can park here. Additional parking is available nearby.

During their stay, each guest is provided with a MeineCardPlus for the duration of their visit. We provide this to you free of charge. It entitles you to free admission to a variety of facilities (e.g., local outdoor pools, museums…) and free use of local public transportation.

We ask that you vacate the Overlook Lodge by 11:00 AM and follow this checklist:

• Are all furniture and items back in their original places?
• Are the trash cans empty and the waste sorted into the bins?
• Is the vacation home broom-clean?
• Is the dishwasher emptied?
• Is the oven cleaned?
• Is the refrigerator emptied?
• Is the grill cleaned?
• Is the vacuum cleaner emptied?
• Are all windows closed?
• Are all lights turned off?
• Are the keys for the garage, etc., and the mailbox in the key box?
• Do you have all your personal belongings?

Various waste containers are available at the house for waste separation. Bins for emptying these are located on the property.
Waste is separated into:

The Overlook Lodge is heated via radiators and underfloor heating. These are supplied by a heat pump, which in turn is powered 100% by green/natural electricity (through our own PV system including storage and the purchase of natural electricity). For increased hot water demand, the heating system is also equipped with a gas boiler.

The rooms are regulated via thermostats located next to the doors.

The underfloor heating in Bathroom 1 can be adjusted via the control panel next to the sink.

The underfloor heating in Bathroom 2, like the radiator, is regulated via the thermostat next to the sink.

The Overlook Lodge is operated 100% with green/natural electricity.

We generate a large part of this with our own 15.4 kWp PV system including battery storage. The remainder is covered by the purchase of 100% green/natural electricity.

A wallbox is available at the Overlook Lodge for charging your electric car.

Billing is based on actual consumption. This will be read by us after your stay and invoiced separately. (Currently, the price per kWh is 0.38 Euro incl. VAT (100% green/natural electricity).

You will receive an invoice with VAT shown separately.

No, bed linens (beds are made), towels, and kitchen towels are provided for you at the Overlook Lodge.

Yes, a hair dryer is available in every bathroom.

Marienhagen has very good coverage from all mobile providers with the latest mobile generations. Reception is available throughout the entire Overlook Lodge.

We offer stable internet access via Wi-Fi. This is based on a Vodafone cable connection with currently 1000 MBit download and 50 MBit upload speeds.

The data volume is unlimited.

Statistically, availability is 99%, which can mean a downtime of up to 32 hours per year. In our experience, however, downtime is significantly lower.

Although the use of so-called tunnel connections to various corporate networks has been successfully tested and IPv4 is offered, we recommend that if you have an urgent need for a connection, you ensure this using a mobile modem via the cellular network.

The Wi-Fi signal reaches every corner of the Overlook Lodge with sufficient strength. Outside, the terrace and large parts of the garden are very well covered.

No, smoking is not permitted inside the Overlook Lodge. We ask that you use the terrace or balcony for this purpose.

The tenant is generally liable for any damage.

Damage is usually repaired by a qualified specialist company at the tenant’s expense. Irreparable items will be replaced with new purchases.

Most damages can be handled through the tenant’s personal liability insurance.

The rental price includes:

• Provision of the Overlook Lodge with inventory for the rental period
• Energy costs (100% natural electricity)
• Utility costs
• Linens (duvet covers, sheets, towels, bath mats, kitchen towels)
• Tourism tax (We do ask for proof, however, if you are eligible for an exemption).

It amounts to €1.00 per person (children from 6 years) per day throughout the collection area. (Included in your rental price)

Cancellation Policy

In the event of a short-term cancellation, the guest is obliged to pay a portion of the agreed price as compensation.

Cancellations must be made in writing.

The amount of compensation depends on the time remaining until the arrival date and is as follows:

• Up to 30 days before the arrival date: 100% of the agreed price
• Up to 14 days before the arrival date: 50% of the agreed price
• No refund if you cancel less than 14 days before check-in.

If the Overlook Lodge was booked via a booking platform (Booking.com, Vrbo, Airbnb, TripAdvisor), the cancellation terms of that platform apply.

The Overlook Lodge can be booked directly here on the website via our booking system or through various booking platforms (Airbnb, Booking.com, Vrbo, Ferienhausmiete.de, …).

No, the Overlook Lodge is also available for a 1-night stay.

Apps for various streaming services are available on the TVs, which you can log into with your own credentials. Please remember to log out before your departure.

The respective operating instructions for all appliances can be found in the cupboard under the stairs.

We are an ADFC-certified accommodation. Charging facilities for your e-bikes, a heated bicycle garage equipped with dew point ventilation, tools, and information material about local bike tours are available to you. More information can be found under our “bett+bike adfc” menu item.

Grocery stores are located in Vöhl, only about 2.5 km from the Overlook Lodge. A gas station is located in Herzhausen (approx. 4 km from the house). Further shops can be found in Korbach (9.5 km) and Sachsenhausen (13.5 km).

The nearest train stations are located in Herzhausen (4.00 km) and Thalitter (2.5 km).

The equipment provided by the Overlook Lodge can be found in the cupboard under the coat rack on the ground floor.

The instructions for the sauna and the whirlpool can be found in the cupboard under the stairs on the ground floor.

Instructions for the air conditioning units are located in the cupboard under the stairs on the ground floor.

In the village, you have the opportunity to stop at “Jägersruh” after hiking or cycling. Here, guests can expect a large selection of whiskeys and good, down-to-earth cuisine. Further options can be found, for example, on the Lake Edersee website under Gastronomy at Lake Edersee.

Instructions for the appliances can be found in the cupboard under the stairs on the ground floor.

Access to the Overlook Lodge is keyless. You will receive the necessary door code 2 days before your arrival. For short-term bookings, it is provided directly upon booking/confirmation.

The electric gate opener is located in the key box on the ground floor. A key for emergency opening of the gate is also attached to the same keychain.

The circuit breakers for the Overlook Lodge are located in the fuse box on the ground floor (in front of Bathroom 2) and in the hallway on the lower floor (in the cupboard in front of the stairs). Please inform us immediately if any problems occur.
